Senior Living

Housing that can support people as their needs change.

Mana Hale is focused on helping create, preserve and revitalize housing for older adults. Senior housing is not a single building type or level of care. Depending on the needs of the community, it may include senior apartments, independent living, assisted living, memory care or housing connected to supportive services. Some communities may include a limited number of income-restricted residences or rental-assistance programs when appropriate to the project, but Mana Hale’s senior housing work is not limited to AMI-restricted housing. Our goal is to participate in communities that respect individual choice, support independence and remain responsive as residents’ needs change.

Why This Work Matters

Older adults often want to remain connected to familiar people, neighborhoods and routines. At the same time, housing and support needs can change with age.

Communities designed around accessibility, stability and appropriate services can help residents maintain greater independence while providing a clearer path to additional support when it becomes necessary.

Our Role

Senior housing requires close coordination among development, finance, operations, healthcare and resident-service partners.

Mana Hale is being established to work with qualified organizations that bring the specialized knowledge required for each community. Our role may include nonprofit participation, supporting partnership and financing structures, helping preserve or revitalize existing housing and maintaining a long-term focus on resident and community outcomes.

Resident Services

Housing works better when the services around it are planned from the start. Mana Hale does not provide care or social services directly. Those services are delivered by licensed operators and community partners with the training and credentials required for the residents being served.

Where appropriate, resident services are considered during planning and financing and supported as part of ongoing operations rather than added later if funding happens to remain. Depending on the community and its partners, services may include wellness programming, coordination with healthcare providers, meals and nutrition support, transportation, life-skills or financial coaching, family and caregiver support, and assistance for residents facing temporary financial hardship.

Senior communities may also include assistance with daily living or memory care provided by licensed operators. Programs will vary based on resident needs, partner capabilities and each project’s structure.

Our Approach

Independence and Choice

Communities should support residents in maintaining as much independence and control over daily life as possible.

Aging in Place

Housing, services and operations should be considered together so communities can respond appropriately as needs evolve.

Qualified Operations

Senior housing depends on capable operators and service providers with the experience required for the population and level of care being served.

Long-Term Stewardship

We will consider not only how a community is developed, but how it will remain financially stable, well maintained and responsive to residents over time.
